ViaSat Bressi Ranch Campus

Smith Consulting Architects contracted IPD to serve as the Architect of Record for parking structure P-2 at the Viasat Bressi Ranch campus in Carlsbad, CA. IPD’s Oakland office had provided similar services for the P-1 structure in an earlier construction phase, and designing the project out of the Irvine office for P-2 and P-3 made better logistical sense. I served as Project Manager for the P-2 garage, completed in 2019, and managed P-3, scheduled for Permit submission in April 2020.
The clean and modern aesthetic was designed to match the vernacular of the adjacent campus, and amenities include EV parking stations, enhanced security features and parking guidance for employees.
Virtual Design and Construction
Whiting-Turner acted as General Contractor for this phase of construction and provided a robust Virtual Design and Construction effort in the preconstruction phase of the project. The design disciplines’ BIM models were compared against site and utility models to identify conflicts and assist with discipline coordination. This was my first Revit project and the beginning of a BIM culture at the IPD Irvine office. We were able to stand on the shoulders of our Oakland colleagues, and continue to collaborate and build on the standards and templates they had created.
